No. This is a market research and due diligence report for your own decision-making. It is not an appraisal and can't be used for lending purposes. If you need an appraisal, hire a Texas licensed or certified appraiser.

Do you replace my attorney, surveyor or title company?

No. We don't give legal advice, survey the land or examine title. The report flags issues worth raising with those professionals.

Do you visit the property?

No. The analysis is desk-based, using public records, county and city regulations, mapping data and market listings.
